The HighGate Perspective

A developer’s understanding of land, working for you.

An offer tells you what a buyer is willing to pay. Understanding your property helps you decide whether the price, terms, and timing make sense.

What can the land support? Which approvals might be needed? How could access, utilities, soils, or development costs affect a buyer’s plans? What should you investigate before entering an agreement?

HighGate brings these questions into focus. We help you understand how a buyer or developer may evaluate your property while keeping your priorities at the center of the conversation.

How We Help

A plan shaped around your land and your goals.

From the first questions to a sale, acquisition, or development strategy.

Landowner advisory & property strategy

You do not need to be ready to sell to begin planning.

We help owners explore their property’s potential, identify questions that need further investigation, and compare possible next steps. Those may include continued ownership, selling all or part of a property, pursuing approvals, or considering a development partnership. Our work begins with understanding what matters to you.

Land sales & seller representation

A land sale requires attention to the property, the buyer, and the agreement.

We help position your land, identify appropriate buyers, evaluate offers, and negotiate terms. Beyond price, we consider due diligence periods, approval contingencies, deposits, closing schedules, and other conditions that affect the likelihood and timing of a successful closing.

A coordinated plan for the approval process.

HighGate helps organize approval strategies, consultant teams, applications, and timelines. Working alongside engineers, land planners, attorneys, and other specialists, we help owners understand the decisions ahead and keep the work moving toward defined milestones.

Land acquisition & buyer representation

The right acquisition starts with a clear purpose.

We help buyers identify properties, assess their suitability, coordinate due diligence, and negotiate purchase terms. Our approach considers the intended use, infrastructure needs, development assumptions, and the practical steps between purchasing land and putting it to use.

Development strategy & feasibility review

Test a promising concept against the realities of the property.

We help organize an initial review of zoning, access, utilities, environmental considerations, market demand, and development economics. We identify where specialized studies are needed and help clients assess whether further investment in an opportunity makes sense.

Drawing on experience in mixed-use development and agrihood consulting, Jon helps clients explore concepts that connect housing, agriculture, and complementary uses. The work considers the property’s character, market fit, operational needs, and path toward implementation.

How We Work

A clear process, from the first conversation.

Understand your goals

We begin with the property, your timeline, and the questions you want answered.

Review the land

We examine available records, existing studies, and factors likely to influence its use and marketability.

Compare your options

We consider possible approaches, costs, timing, and additional information needed to make a decision.

Put a plan into motion

Together, we define the next steps and coordinate the representation, marketing, or consulting work appropriate to your goals.

Start With Understanding

Questions landowners ask.

Do I need to be ready to sell?

No. An early conversation can help you understand your options before deciding whether—or when—to move forward.

Can you help if a developer has already approached me?

Yes. We can help evaluate the proposed transaction, identify questions to investigate, and assess how the offer fits your priorities. We work with your attorney when legal review is needed.

Does every property need rezoning before it can be sold?

No. The appropriate strategy depends on existing permitted uses, likely buyers, your timeline, and the cost and uncertainty of pursuing approvals.

What should I bring to the first conversation?

A property address or parcel number is a useful start. Surveys, prior studies, tax maps, and any offers you have received can help us understand the situation.
